This position works as a team member and independently performing responsible skilled and semi-skilled work involving moderately complex tasks related to building, unit and grounds maintenance.
Performs both heavy and normal manual labor in connection with the maintenance and upkeep of building and grounds.
Work involves performing various skilled and semi-skilled tasks in the repair and maintenance of equipment and buildings.
Work involves responsibility for proficiency in many areas, with working conditions and the degree of supervision exercised differently according to the location and nature of assignments.
Work requires exercising technical independence in determining work methods and procedures.
ESSENTIAL FUNCTIONS (OVER 70% OF THE TIME):
Performs routine, emergency, vacancy, preventative maintenance, and annual inspection work orders.
Performs basic repairs, preventative maintenance and adjustments to; building envelope systems, dwelling equipment, floors, ceilings and dwelling unit systems.
Performs soft tile laying, minor masonry, minor plumbing, minor carpentry and minor electrical repairs to buildings and equipment.
Removes and replaces partitions, installs doors and locks.
Makes minor repairs to and programs electronic door entry systems.

Makes minor repairs to all types of roofing.
Repairs cabinets, floors, windows, minor siding, and other related minor carpentry work.
Repairs and replaces some plumbing fixtures.
Specifically:
Sinks, faucets and toilets.
Installs window glass and screens.
Use of hand and power drain clearing devices to clear clogged sewer pipes.
Performs repairs, preventative maintenance and adjustments to all grounds keeping and snow removal equipment.
Performs minor repairs, preventative maintenance and adjustments to all East Hartford Housing Authority owned vehicles.
Performs any and all tasks relating to grounds keeping including but not limited to:
grass cutting with riding and push mowers, edge trimming with weed whackers, hedge trimming with power and/or manual trimmers.
Performs all aspects of building interior and exterior cleaning.
Estimates labor and material requirements for assigned tasks.
Prepares requisition for supplies and material needed Drives to various sites.
Follows all applicable safety procedures, including wearing all necessary Personal Protective Equipment (PPE) as necessary.
Performs all aspects of unit preparation including repairs and cleaning.
Perform any and all tasks related to snow removal including but not limited to operating snow blowers, snowplows, snow tractors, hand shovels applying sand and salt, and ice chopping.
Performs minor masonry and concrete patch work in connection with sidewalks, curbs and gutters, also on buildings and foundations Performs basic electrical and plumbing systems preventive maintenance tasks such as inspecting plumbing fixtures for leaks and repairs, checking drain lines to insure they are free of obstruction, checking appliances for proper operation, testing light switches and electrical outlets and conducting ground fault detection tests.
Performs basic repairs, replacement preventative maintenance and adjustments to; filters, heating and hot water systems, plumbing facilities and systems Assist in training workers.
Performs exterior and interior painting (on temporary basis) May perform any task or duty of a subordinate level.
REQUIRED EDUCATION AND
Experience:
High school diploma, GED or equivalent.
1 year experience in the housing industry performing increasingly responsible and complex maintenance duties.
LICENSES AND OTHER REQUIREMENTS:
Must be personally bondable for insurance purposes.
Valid Connecticut StateDriver's license and good driving record.
